All furnished lettings must comply with these following Regulations. The offence of not complying could carry a punishment of six months imprisonment and/or a fine of upto £5,000.The furniture Regulations are as follows:-
· Furniture intended for private use in a dwelling including children’s furniture i.e. settees, armchairs, footstools, pouffes, bean bags, and music stools.
· Beds, head-boards, mattresses.
· Nursery furniture.
· Garden furniture which is suitable for use in a dwelling.
· Scatter cushions, and seat pads.
· Pillows.
· Loose and stretch covers for furniture.The Regulations do not apply to the following:-
· Sleeping bags.
· Bed clothes (including duvets)
· Loose covers for mattresses.
· Pillow cases.
· Curtains.
· Carpets.
Furniture manufactured before 1st JANUARY 1950, however, proof of age/purchase is required.All compliant furniture should have fixed labels which would be extremely difficult to remove without damaging the item except for the following:-
· Mattress, bed bases.
· Pillows, scatter cushions, seat pads.
· Loose and stretch covers for furniture.
· Furniture Manufactures have been adhering to the new Regulations since 1988, however if there is any doubt of whether the furniture complies, it should be replaced.
· Mattresses do not have labels, therefore all mattresses purchased before 1988 should be replaced.
