Under the Electrical Equipment (Safety) Regulation 1994 and the Electricity at Work Regulation 1989, Landlords are required to ensure that the electrical supply and appliances are ‘safe’ within a property.
This means that an annual check of supply and appliances by a certified electrician is advisable.
Please note that these checks are not, as yet mandatory, but in the event of an inspection by a Trading Standards Officer where appliances or supply are deemed faulty, a penalty can be incurred.
“It is an offence to supply electrical equipment which does not comply with the requirements of the 1994 Regulations. Any person committing an offence is liable, under summary conviction, to imprisonment, a fine, or both”. HMSO ref. SI 1994/3260
